As the year draws to a close, the Sydney property market has shifted into its seasonal rhythm. While December traditionally brings a quieter pace, activity across Hunters Hill, Gladesville, Ryde and Canada Bay has remained surprisingly consistent, with motivated buyers and tenants still engaging where the right opportunities present themselves.

Sales Snapshot
Throughout the final weeks of the year, buyer behaviour has been more measured, yet decisive. Rather than broad competition, we’ve seen strong results driven by genuine intent — buyers stepping forward when a property aligns with their needs and expectations. Homes offering good natural light, functional layouts and a clear lifestyle appeal have continued to perform well.

Hunters Hill and Canada Bay remain tightly held, with limited listings supporting steady competition for quality family homes. In Gladesville and Ryde, apartments and townhouses have continued to attract attention, particularly those offering space, modern updates or convenient access to transport and village centres.

Rental Conditions
The rental market has remained active heading into summer. Stock levels are still constrained across all four suburbs, and tenant demand remains high for properties that are well presented and realistically priced. We are seeing tenants act quickly, particularly on apartments and family homes close to amenities, schools and public transport.

For landlords, conditions remain favourable, with consistent enquiry and minimal vacancy when properties are professionally managed and well maintained.

End-of-Year Outlook
As attention turns to the holiday period, we expect a natural pause in new listings and inspections. However, enquiry often continues behind the scenes, with many buyers and tenants using this time to prepare for an active start to the new year.
