ABOUT US
Spring has arrived, and with it a noticeable lift in market activity. Buyer confidence has strengthened, supported by stable interest rate sentiment and a growing acceptance that prices have held firm across Sydney. While enquiry levels are increasing, available stock remains lower than typical for this time of year, which continues to favour sellers who present their homes well.
Auction campaigns launched in late August are now coming through to auction day, and we’re seeing active bidding from both owner-occupiers and returning investors, particularly in lifestyle-focused pockets.
Families remain the most active buyer group in Ryde and Gladesville, particularly around transport corridors, school zones and village precincts. Renovated homes with open-plan living and outdoor entertaining areas are achieving strong engagement at opens.
Entry-level units and older properties still attract interest, but buyers are factoring in renovation costs more carefully, meaning presentation and pricing strategy are key. In the rental space, neat, well-maintained homes continue to lease quickly, while properties in original condition are facing slightly more tenant negotiation as choice improves.
Hunters Hill continues to perform confidently within the prestige segment. Limited turnover and high lifestyle appeal—including leafy streets, water views and architectural homes—are supporting strong enquiry. Downsizers from within the area are active, as well as professional families looking for quality, character-rich homes.
The rental market remains consistent, with corporate relocations and long-term tenants favouring turnkey properties that offer low-maintenance living with premium positioning.
Canada Bay is one of the standout performers heading into spring, with solid interest from both upsizers and investors. Homes close to waterfront walks, parks and ferry routes are seeing strong inspection numbers, and modern apartments continue to appeal to tenants and young professionals seeking low-maintenance living.
Rental yields remain attractive compared to surrounding areas, and well-presented apartments with outdoor space or views are leasing at premium weekly rates, often after the first inspection.
Stock remains tight, and well-prepared sellers are benefiting from increased buyer activity.
Lifestyle features, natural light and outdoor spaces are key decision drivers across all four suburbs.
Rental demand is solid, especially for modern, low-maintenance homes in Canada Bay and prestige rentals in Hunters Hill.
